The Irish Self-Build Drawdown Checklist

What is commonly asked for at each stage of a self-build mortgage drawdown, who usually supplies it, and how to get it together 3–4 weeks before you need the money.

This is a preparation aid, not mortgage advice or lender approval. Requirements vary by lender and by case. Confirm what your lender needs with your lender, broker or solicitor.

3–4 weeks before each drawdown

Most drawdown stress comes from chasing one missing document at the last minute. Start early.

  1. 4 weeks
    Ask your lender or broker what this stage needsRequirements differ between lenders and cases. Get their list in writing and check it against this page.
  2. 3 weeks
    Book the stage inspection and certificateYour engineer or architect usually needs to visit site before signing a stage certificate. Their diary fills up.
  3. 2 weeks
    Gather invoices, split into materials and labourAsk suppliers and trades for invoices covering this stage. Keep material and labour invoices separate.
  4. 1 week
    Take clear site photos and check insurance datesPhotograph the finished work for this stage. Check your site insurance covers the dates you are building.
  5. Send
    Send one tidy packSend everything together to whoever handles your drawdown (often your broker or solicitor). Keep a copy.

The document people often forget

Site insurance with dates that cover this stage. Having a policy is not enough if it has lapsed or the dates don't cover the work being drawn down. Check the dates on the schedule, not just the policy name.

Stage 1: Foundations

Foundation / sub-floor complete

Stage 2: Walls and roof

Stage 3: First fix
